As an Open Plan Agency, we strive to offer an accommodation partner for everyone! From our extensive residential portfolio, student properties through to our serviced apartments operation – we are an accommodation solution. This means we work to versatile and flexible terms for tenants ,landlords and corporate clients.
The Info Centre is designed to help guide you through our standard offering, requirements and how each type of property is let. There are a number of sample documents and info on how we works and how you can work with us.
Being a locally based organisation with a knowledgeable team, we are always open to working in new formats and creating solutions and partnerships that may divert from our standard agreements- so don’t be afraid to ask!
Student property booking…
We have a broad range of student property and partners, we are versatile with tenancies, however the majority of our collection follow these rules…
- Rooms and Homes available throughout the year and for September advanced bookings
- Periodic rolling tenancies
- Monthly rent is contracted
- Student loan? If you choose you are allowed to pay termly in line with your loan to avoid financial pressure or stress. (this is not required or expected)
- Many fully student properties will have a Ground 4A date of August
- Properties are able to be reserved any time (booking form and one week holding deposit) and contracted from 6 months before tenancy start date
- We will usually take a 1 weeks deposit on booking – this will be held in The Deposit Protection Service
- Rebookers can reserve a student property with a one week holding deposit
- A UK home-owner guarantor or proof of funds/income
- The guarantor will be open to a soft credit check
- In general properties over 3 bedrooms will include your utilities. We offer a landlord contribution to that is set per property- the most common contribution is £20 per room per week, towards gas electricity and water (£20 total). This various and make sure you check with your agent
- Many smaller properties are some or all bills excluded. You are responsible for the utilities and services in these properties
- A number of our student properties will also be open to graduates and young professionals. So if you are sharing, it will offer a more diverse experience
- Partner properties are managed by other agents or landlords directly that we help to find tenants – your new home may not be managed by CityLets Team

Life after uni…
Our graduate properties are a hybrid of student, co-living and professional homes. Basically, you have the pick of the bunch.
Co Living…
- These are shared houses and apartments with the majority having utility, internet AND council tax included (bargain!). This is based on a landlord contribution. All managed for yourselves.
- You will need to be in full time employment and dependent on salary, have a UK homeowner as a guarantor
- The guarantor and yourself will be open to a soft credit check
- We do a one months equivalent deposit and your first payment is on day of move in
- All tenancies are periodic rolling tenancies
- 2 months notice from rent payment date
- We align all our rental payments with your move in date.
Sharing with students…
- You are able to share with your student friends in a number of properties
- You will all be jointly responsible for council tax
- Your utility and internet bills will be included in many properties, but check the listing for details as normal, based on a landlord contribution
- You will need a guarantor and a months rent deposit
- The guarantor and yourself will be open to a soft credit check
- Whether you work hard or carry on living the student dream is up to you
Professional Homes…
- Our Homes portfolio is made up of classic residential rentals
- These do not include bills and the monthly price is just rent. A few properties will have some utilities included- this will be advertised
- Generally these are unfurnished
- You will need a minimum of 30x monthly rent as your households combined salary (if the rent is £1000 PCM the combined salary of all adult tenants must be above £30’000)
- All tenancies are periodic with 2 months notice from your rental payment date
- You will need to pass a soft credit check
- and rental payment will be required at key pick up.

Making a Home…
- Our Homes portfolio is made up of classic residential rentals across the city and surrounding areas
- These are set at a monthly rental rate and do not include bills
- Generally, these are unfurnished
- You will need a minimum of 30x monthly rent as your households combined salary (if the rent is £1000 PCM the combined salary of all adult tenants must be above £30’000)
- All tenancies are periodic with a two month notice period from your rental payment date
- You will need to pass a soft credit check
- The majority of our family homes allow for children and pets (we are never sure which is messier)
Rooms and Homes
Professional Homes…
- Our Homes portfolio is made up of classic residential rentals
- These do not include bills and the monthly price is just rent
- Generally these are unfurnished
- You will need a minimum of 30x monthly rent as your households combined salary (if the rent is £1000 PCM the combined salary of all adult tenants must be above £30’000)
- You will need to pass a soft credit check
- We offer periodic tenancies with a two month notice period from yourrental payment dates
Co Living…
